We replace and overlay deteriorated flat roofs with new built-up bituminous systems, torch applied or self adhesive, with a mineral finish that encapsulates the whole roof area. Every system we install carries BBA certification and NFRC approval, and the build-up is designed to your building after our own survey rather than picked from a price list.

What is included

Every bituminous membrane roof, specified and guaranteed

Strip and replace, or overlay

Where the existing covering has failed or the deck underneath is suspect, it comes off and the roof is rebuilt from the deck up. Where the substrate is sound and dry, the existing covering is prepared and overlaid, which keeps the building watertight throughout and takes days off the programme. The survey tells us which, and the report tells you why.

Single layer, multi-layer and insulated build-ups

A two or three layer built-up system with a mineral cap sheet is the standard specification, but the layers change with the roof. Warm roof build-ups add a vapour control layer and rigid insulation to bring the roof up to current thermal standards, and tapered insulation puts falls into a roof that never had any.

Torch applied or fully cold applied

On occupied schools, hospitals and sites with a hot works restriction we install self adhesive and cold applied membranes, so there is no naked flame on the roof. Where torch application is permitted it remains the fastest and most robust way to bond the cap sheet. Both come with the same manufacturer guarantee.

Guarantees from 10 to 25 years

Because we are approved installers for the manufacturers we use, every roof is inspected and signed off by them and carries an insurance backed materials and workmanship guarantee. Periods run from 10 to 25 years depending on the system chosen, and the guarantee is issued to the building owner, not to us.

How long does a built-up felt roof last?

A modern SBS modified bitumen system, laid as a two or three layer build-up and detailed correctly, is guaranteed for up to 25 years and will normally outlast that. The roofs we are asked to replace are usually 1970s and 1980s oxidised bitumen felts that were only ever going to last 15 years, so the comparison flatters the older material.

Can you overlay my existing felt roof rather than strip it?

Often, yes. If the survey shows the existing covering is well bonded, the insulation underneath is dry and the deck is sound, an overlay is the lower cost and lower disruption option. Core samples and a moisture survey settle the question before we price it. If the insulation is wet, overlaying only traps the water, so we strip.

Do you work while the building is occupied?

Most of our work is on occupied buildings. Schools during term, offices with tenants and factories in production are normal for us. Cold applied systems remove the hot works question, phasing keeps areas watertight overnight, and our contracts manager plans deliveries and access around how the building is actually used.

Which manufacturers do you install?

We are approved installers for Bauder, IKO, Soprema, Axter, Alumasc, Garland, Sika, BMI Icopal and others. The specification names the system, the manufacturer inspects the work, and the guarantee comes from them. That approved status is what makes a 20 year insurance backed guarantee possible.

What does a survey involve and does it cost anything?

Nothing. A surveyor attends site, inspects the roof and its details, takes core samples where needed and photographs everything. You receive a written report with the findings, options and budget costs. It is the same report whether you go ahead with us or not.
