Most of what we do is refurbishment: ageing flat roofs on schools, offices, factories and public buildings brought back to a guaranteed, thermally compliant condition. Strip and recover, overlay, deck repairs and replacement, tapered insulation, new outlets and rooflights, phased around a building that stays in use.

Survey, then specification

The refurbishment starts with a free diagnostic survey: core samples, a moisture survey, a look at the deck, the outlets and the details, and photographs of all of it. The report sets out the options honestly. Sometimes that is an overlay, sometimes it is a full strip, and the difference is in the report, not a sales pitch.

Deck repairs and replacement

Woodwool, chipboard, metal and concrete decks all fail in their own way. We replace deck areas, repair joists and timbers, and rebuild upstands and kerbs as part of the roof contract, so you are not managing a second contractor. Windmill Primary School in Telford had 1,950 square metres stripped to the woodwool deck with replacement in areas.

Thermal upgrade and tapered falls

A refurbishment is the moment to bring the roof up to current Building Regulations. Warm roof build-ups with rigid insulation, tapered schemes that put falls into a flat deck and stop ponding, and U-value calculations from our surveyors to show compliance.

Rooflights, outlets and everything on the roof

Rooflights replaced with non-fragile units, outlets renewed and enlarged, plant lifted and re-set, mansafe lines installed, PV arrays coordinated. One contract, one contracts manager, weekly inspections and a full handover file at the end.

Overlay or strip: how do you decide?

By the survey. If the existing covering is well bonded and the insulation and deck are dry and sound, an overlay saves money, time and disruption. If the core samples come back wet, or the deck has moved, the roof is stripped, because overlaying a wet roof simply seals the problem in. You get the core sample results in the report.

Can you refurbish a roof while the building is occupied?

Yes, and nearly all of our work is done that way. The roof is done in phases so every area is watertight at the end of each day, cold applied systems avoid hot works where needed, deliveries and skips are planned around the site, and the contracts manager talks to the building manager every week.

What size of refurbishment do you take on?

From a single roof of a few hundred square metres to campus wide programmes. Coventry University was a £1.5 million refurbishment of ten building roofs, and we regularly deliver £1k reactive jobs for the same clients. Larger projects run as principal contractor under CDM.

Will a refurbished roof meet current Building Regulations?

It should, and it normally has to: replacing more than half of a roof covering triggers the thermal requirement in Part L. Our surveyors produce the U-value calculation, the build-up is designed to meet it, and tapered insulation deals with the falls at the same time.

What guarantee comes with a refurbishment?

An insurance backed manufacturer guarantee for the waterproofing system, normally 20 years and up to 25, issued once the manufacturer has inspected the completed roof. Deck repairs, rooflights and associated works are covered by our own workmanship warranty.
