Liquid membranes are cold applied over almost any existing flat roof and cure into a single seamless waterproof layer that encapsulates every upstand, outlet and penetration. Where a roof is crowded with plant, pipes and rooflights, or where hot works are not allowed, liquid applied is usually the right answer, and the existing covering stays in place.
The liquid system bonds to the prepared existing surface, so there is no strip out, no skips full of old felt and far less time on site. The building stays watertight throughout, and the disruption to whoever is underneath is limited to a few days of access.
Roofs fail at the details, not in the field. A liquid membrane is applied by roller and brush around outlets, upstands, plant bases, cable trays and rooflight kerbs, reinforced with fleece where it matters, and cures as one continuous layer with no laps or seams to open up.
No torch, no hot bitumen, no naked flame. For occupied schools, hospitals, listed buildings and sites with a hot works ban, that is decisive. Most of the systems we use are low odour and solvent free, which matters when the roof is above a classroom or a ward.
We install Sika Liquid Plastics, Bauder, Kemperol and Triflex systems as approved contractors, with manufacturer guarantees of 10, 15, 20 and 25 years depending on the system and the build-up. Coloured and anti-slip finishes are available for walkways, balconies and terraces.
Usually, yes. Liquid systems are designed to overlay felt, asphalt, single ply, concrete, metal and existing liquid coatings. The substrate has to be sound and dry, so we survey first, take core samples if there is insulation underneath, and confirm adhesion with a test patch before we specify.
The systems we install carry manufacturer guarantees of up to 25 years and are BBA certified for that life. The film thickness is the key: we apply to the manufacturer specification and measure it, because a thin coat is where cheap liquid roofing goes wrong.
On a roof with a sound substrate it is normally the most cost effective option, because there is no strip out, no disposal and less labour. If the insulation underneath is saturated it is the wrong option, because it seals the water in. That is what the survey is for.
Most of the systems we specify are low odour and many are solvent free, so schools, offices and care settings normally stay open. Where a solvent based primer is needed we plan it out of hours. The site team will tell you in advance what is going on and when.
